Our costs, for the purchase of property which is payable at preliminary contract stage is 5% or a minimum of 1,000 Euros (£700) which ever is the greater.

This price includes a during and after sales service which we will carry out either with you or arrange on your behalf includes opening a private bank account, deposit & withdraw monies, arrange house & contents insurance, file end-of-year accounts, connect utilities, ensure that municipal taxes are paid, negotiate & conclude contracts with architects, builders, security companies etc. Other agents in the area charge 300 Euro (£200) for this service.

As a principle, Fox Properties do not hold power of attorney for our customers. We recommend that this is held by your lawyer.

What it involves and what it costs;

If you are purchasing a property with land, it is necessary to set up a company, it is still not possible as a foreigner in Bulgaria to own land as an individual. A company can be can be set up by one or more people.

At Fox Properties Bulgaria we use independent local lawyers, who are extremely competent and experienced in all aspects of this process.

Legal Fees: Trying to obtain the best service for our customers and keeping the costs to a minimum. The fee for the purchase of a property from an experienced local Lawyer is 100BGL (approx 55 Euro)

Registration of Ltd Company

1000BGL (approx 512 Euro) covers all expenses and costs payable to third parties and the court The fees are payable 100% in advance and include the:.

1. Preparation of all company documents

2. Setting up the company capital business account

3. Carrying out the court registration of the company

4. Registration of the company in Tax office, Bulstat register, Social security Institute and Labour Inspection

A sum of 5,000BGL (approx 2,557 Euro) is required to be deposited by you into your company capital business account. This is returned to you once the company is established

Other costs to consider:

1. Project management fee for renovations and new builds 6%

2. Property viewing trips if no property is purchased 60 Euros per day will be charged (This charge covers our actual costs)

3. Quotations for renovation and building work 100 Euros (refunded if work is commissioned)

4. *Agency commission, this payable at preliminary contract stage: which is 5% or a minimum of 1,000 Euros (£700) whichever is the greater.
